This project is a two-storey single-family home with a basement built in Bowen Island, BC. Designing this home presented some unique structural challenges. The central part of the house featured large floor openings and two-storey high ceilings, requiring a specialized seismic design to ensure stability.
To support these expansive openings, key structural elements were built using steel, including steel moment frames. The home is located on the seaside, which demanded careful planning to handle the strong winds and resist the corrosive effects of saltwater exposure.
In addition to the structural design, we are responsible for ensuring the building envelope meets the required standards. This includes confirming that all necessary drawings comply with the BC Building Code and conducting reviews and tests to ensure the envelope is properly completed, keeping the interior properly protected from the exterior environment.
For energy efficiency, we are designing the house to meet high performance standards and aim for a Net-Zero energy rating. With plenty of windows and a focus on insulation, the home will be well- equipped to keep energy use low. Additionally, the house will feature solar panels, making it an ideal candidate for the Net-Zero program.
